What credit score do I need in order to rent an apartment in Queens?

For many owners an average score may be ok as long as you don't have high balances and negative items such as: late payments, collections, public records, and charge offs. More than a few negative items and high balances would make it very difficult to get an approval regardless of your income in score.

Do I have to sign an apartment lease?

Yes, most Queens apartment rentals require tenants to sign a one year lease. Ninety days prior to lease expiration a renewal notice will be issued by the owner. Tenants have to respond to lease renewal notice no later than 30-45 days before lease expiration if they wish to vacate the apartment at lease end or if you wish to sign a new one year lease.

What if I wish to leave the apartment before lease expiration date?

The lease is an obligation not an option. Most leases are written so tenants are responsible for all rent payment until the landlord will find a new tenant to rent the apartment. Some landlords may negotiate an early termination with tenants on a case by case basis based on each individual situation. You will have to contact the owner and work out a solution once such an issue arises.

When is my rent payment due and how should I make my payment?

Most rent payments are due at the first day of each month. Normally, there is a grace period of 5-10 days. You must mail-in your rent payment in the form of personal check or money order to the management office.

How can I find a pet friendly apartments for rent?

There aren't that many buildings in New York that are pets friendly. Cats are ok in most buildings. If you own a dog it may be very difficult to find a pet friendly building. Only one out of every 30-40 building may accept your dog.
